Miners Court is a Coastline Housing’s Extra Care scheme in Redruth, comprising of 64 flats along with communal and community facilities including a day centre, restaurant and hair salon.


The award from the Shared Prosperity Fund enables installation of integrated rooftop solar photovoltaic (PV) panels with these key aims:


Reducing residents’ energy costs

Helping to alleviate the current cost of living crisis, it is calculated that each of the 64 flats will save £162 per year on their electricity bill and receive an export income of £148 per year. Coastline will provide support to residents to ensure that they fully benefit from export payments via the Smart Export Guarantee.  Solar PV connected to the communal supplies translates to a further saving of £35 per year saving per flat. The total annual benefit to each flat is therefore £346, totalling £22,126 across the site every year.


Improving health and wellbeing

Miners Court residents have a range of support needs so may have higher than usual use of electricity, heating and hot water to meet their medical and equipment needs. Introducing a PV system to reduce costs will be hugely beneficial in reducing financial pressure and worry.


Reducing CO2 emissions

This PV system will provide around 2.7kW for each of the 64 flats, and 18kW across the two communal supplies, totalling 190kW across the site. The roof area has been modelled and can accommodate this capacity, with work also increasing overall EPC ratings.


The project will therefore offset 0.6 tonnes of CO2 per year on each of the 64 flats, and 3.5 tonnes of CO2 across the two communal supplies, totalling 41 tonnes across the site each year.


Upskilling local people

With work undertaken by Coastline’s internal roofing teams, they will become competent PV installers for future projects across Coastline’s stock of more than 5,000 homes.


Coinciding with a planned roof replacement for Miners Court in 2024, the Shared Prosperity Fund grant will be combined with those project costs to support this installation of in-roof PV. Integrating these works allows benefits to be maximised while significantly reducing disruption to residents.
